Full Management – Short Term Holiday Rental 

Our full service management for short term holiday rentals is just that, full.  We want you to give us the keys and agree a yearly return with us and then not worry about it again until you get your money deposited each month. 

The full service includes the following:

  • All advertising on airbnb and similar websites.  Note the property will be advertised on our website as a short term rental as well.
  • Professional grade photography of the property.
  • Key holding for guest collection and return as well as arranging access for cleaners and other contractors.
  • Processing of all financial transactions including rent collection, supplier payments and owner income transfers.
  • Preparation and electronic delivery of monthly statements for owners.
  • Household inventory management including replacing as necessary to retain standards.
  • House checks after each guest check out to ensure all household items present and property undamaged.  Photo/video documentation provided.
  • Organise and manage cleaners to keep property to a high standard and ensure always ready for each new set of guests.  Sanitisation is a crucial aspect of short term rentals for us at Aldertons.
  • Organise and manage linen wash, dry and fold contractors to keep property to a high standard and always ready for each new set of guests.  Sanitisation is a crucial aspect of short term rentals for us at Aldertons.
  • Be on call should any guests have questions, concerns or emergencies.

Full Management – Long Term Rental

As with the short term rentals this is a full service from start to finish. As always we strive to make the process as hands off and stress free for our clients as we can. Long term rentals are a bit different as the prospective tenants will be making use of your property for a long time and as such we are very selective of who we place in our managed properties. We screen possible tenants to make sure they will treat the property with respect, have the means to easily afford the rent and have glowing references from previous rentals.

The full service includes the following:

  • All advertising of the property for rent across our website, property portals, social media and our window display.  We also work closely with other agents to make sure we spread the widest net.
  • Professional grade photography of the property.
  • Securing quality tenants that will stay for long periods to keep things consistent.
  • Preparing and processing rental contracts and keeping copies on file.
  • Key holding for emergency access or to arrange access for contractors etc
  • Processing of all financial transactions including rent collection, supplier payments and owner income transfers.  We also hold rental deposits in our client account.
  • Preparation and electronic delivery of monthly statements for owners.
  • Household inventory management with photo/video evidence for outgoing and incoming tenants.  This is a great way to decipher what is natural wear and tear and what is damage.  This also allows us to keep the original standard of the property by replacing and upgrading as tenants come and go.
  • Be on call for tenant concerns and emergencies.  This includes day to day breakage and repairs.

Holiday Home Concierge Service

If you have ever owned a second holiday home then you know it can be worrisome leaving it closed up and empty for long periods of time. That’s where we come with our holiday home concierge service. We want to take all those worries away from you. We can hold keys in case of emergencies or maintenance access. We can also perform monthly or quarterly checks on the property to make sure there’s been no weather damage, burgary or leaks etc. Basically all the things you would do if you were here.
